‘B’ LEASE – DARAKHSHAN VILLA / SEAVIEW APARTMENT
Seaview Apartments and Darakhshan
Villas have been constructed by DHA. The allottees/transferees of these
Apartment/Villas are required to get 99 years ‘B’ Lease to
be executed between the MEO, on behalf of the President of Pakistan.
DOCUMENTS REQUIRED FOR ‘B’
LEASE
The under-mentioned formalities
are required to be completed before execution of the ’B’ Lease
– Darakhshan Villa / Seaview Apartment.
- Covering letter addressed to the Administrator,
DHA from Allottee / Transferee requesting Registration of ‘B’
Lease – Darakhshan Villa / Seaview Apartment.
- National Identity Card (03 Photocopies of
applicant and witness should be on one page in same side).
- A fresh ‘NO DEMAND CERTIFICATE’
A/C Branch, DHA. (Original)
- A fresh ‘NO DEMAND CERTIFICATE’
C.B.C (House Tax Conservancy Tax and water charges etc. (Original and
one photocopy).
- Allotment / Transfer Order (Photocopy).
- One latest Passport size photograph for pasting
on lease documents.
- Form ‘B’ Lease three copies. Special
Adhesive Stamp (from Central Stamping Office, City Court Karachi) affixed
on one copy along-with Photocopy of CHALLAN for Adhesive Stamp and thereafter
signatures on all three copies. (value of stamp may be got checked from
Lease Section / Sub Registrar Clifton Town-1 before affixing).
- Site Plan issued within last two years; three
copies on Ammonia Print (Signed by the
owner) – for Darakhshan Villa only.
- If any LOAN / MORTGAGE / Lien or any other
encumbrance on the property, then NOC / REDEMPTION DEED obtained from
BANK / H.B.F.C. (Original and Two Photostat copies each).
- Special Power of Attorney, if applicable (Original
and Two Photocopies) duly pasted with Rs.2/- Court Fee Stamp.
- G.P.A. if applicable (02 Photocopies duly
pasted with Rs. 2/- Court Fee Stamp along-with acceptance letter).
- Certificate to the effect that the Executant
of the GPA is alive (duly attested by Oath Commissioner / 1st Class
Officer).
- In case Garage is allotted then Amending Deed
shall be executed separately.
NOTEs
-
Provided there is
no observation, Lease documents duly signed by the authorized Officers
/ Officials of DHA will be taken by the applicants OR their authorized
representatives for execution / signatures by MEO, Karachi. They will
then deliver it back to DHA Lease Section for registration before
Sub-Registrar.

After the execution
of ‘B’ Lease by MEO, Karachi, the documents will be ready
for registration within 120 days. After expiry of this period the
owner can get the documents registered within another 120 days with
penalty imposed by Sub Registrar. If it is not registered within the
prescribed time it will become time barred and a fresh case will have
to be initiated.

Site visit of the
property will be conducted by DHA Planning Directorate Field Staff
within one week, without which the case will not be processed.
