ABOUT CLUB
BEACH VIEW CLUB is located
in the heart of DARAKHSHAN VILLAS on Beach Avenue, overlooking Arabian
Sea. Initially, it started as “SENIOR CITIZEN’S CLUB”
in September 1992, however the idea of “SENIOR CITIZEN’S
CLUB” did not work, and the membership was opened to all.
That is why club lacked outdoor sports facilities initially. Later
Sports Complex was planned in the year 1993 and completed in March
1996. The Main Club and the Sports Complex are spread over an area
of 12300 Sq Yds.Presently , the Reconstruction Plan to build a
Five Star Hotel, InterNational Standard Club and Sports Complex
is in final stages. |

Tasks
The task of Club
Executive Committee are: -
- Adoption of Annual Balance Sheet, Annual Report
of the Finance Sub Committee and Auditors before December each year.
- Selection and fixing of the remuneration of
the auditors before December each year.
- Approval of the six monthly audit carried
out by the Finance Sub Committee.
- Approval of budget for next financial year
by May each year.
- May, from time to time make Bye Laws
for regulating the management of the club or any branch there of including:

- The management of guest rooms, premises
open to use of the members and charges to be made for the same.
- The provision of games and other entertainments
and the charges to be made for the same.
- Generally all matters and affairs relating
to the conduct and management of the club.
- From time to time vary, add to or cancel
Bye-Laws so made. Every Bye-Law at any time made shall take effect on
and from the day on which it is posted in the premises of the club.
Bye-Laws shall have the same force as the rules of the club provided
they are not inconsistent with them.
FUTURE PLANNING/ APPROVED PROJECTS
Planning
-
The fundamental design
of the complex is an international modern state-of-the-art blend
of Five Star Hotel, Club, Sports and selective commercial activities.

This project is based
on BOT basis. Details of B.O.T agreement will be submitted after
finalization of the design. Preliminary discussions with potential
investors is on- going.

Project should be
economically viable. i.e. self sustainable, be able to generate
funds, required for it’s maintenance / up-keeping. Suitable
commercial aspects i.e. shops and office floors have been added
with specially designed food courts viewing the sea having separate
entrance.

All facilities are
being planned in the available space (12300 sq yds). Flexibility
is kept in master plan to utilize additional space created through
subsequent purchases of adjacent residential plots by DHA Club
Purchase Committee.

Special attractions
for its distinctive status like state-of-the-art indoor games,
Roof-top swimming pools and Bar BQ Courts. Case will be taken
up with Provisional Authority for permitting water / beach sports
and aquarium tunnel, in light of PRESIDENTIAL commitment.

Main Club building
is Basement + Ground + Fourteen-storeyed building with ground
floor 6 / 7 ft above road level having unobstructed view of
the sea i.e. maximum glass view. Whereas adjacent Sports Complex
will be also a multistoreyed building, having international
standard facilities.

The complex will
have 150 Guest Rooms, including 8 Executive suites viewing sea.
Have been planned to cater for secured Guest / Visitors requirement
of Karachi Garrison / DHA.

Future planning
/ approved projects

Natural-Gas Generators
will be used for power generation, with multi- energy DFA Chillers
for Air-Conditioning, which will utilize exhaust energy and
water jacket heat energy of the generators.

Solar Panel are used
for external illumination.

Wind turbines is also
an option for power generation.

Fire Fighting System
is provided in the club building.

KESC supply as standby
arrangement.

Special treatment
/ material being used to care for adverse sea-side environment
/ seismic hazards.
